The site is a 3.5-acre undeveloped parcel found within a corridor of apartment towers in Scarborough. We propose to development two mid-rise residential buildings, 7 & 12 storeys tall with shared underground parking. The proposal is directly adjacent an undeveloped 2-acre City owned park on one side and the Guildwood GO/VIA Train Station on the other. There will be a combination of apartment and townhouse style units ranging from studios to 4-bedrooms , with a portion of the units being provided as affordable. Modern styling, numerous amenities, a community flex-space, a private linear park with views of the Scarborough Golf Club, and plentiful wellness inspired design elements. The buildings and site are targeting Tier 2 Toronto Green Development Standards, making it one of the more sustainable projects in the City. The buildings are also targeting a 1-star Fitwel certification for occupant wellbeing, which includes outdoor amenity areas, a looped walking trail, promotion of active travel modes inside and out (pedestrians, bikes and stair usage) . Many community benefits are also considered which include an off-leash dog area, community garden, outdoor fitness equipment, the publicly accessible walking trail and future connection protection both to Kingston Road and the GO/VIA train station.
